Privacy Policy

This Privacy Policy explains how Blue Pebble Homes ("we", "us", or "our") collects, uses, and shares information in connection with Pearson (the "Service"). It applies to users of the Service and to information about the transactions and people you manage in it. By using the Service you agree to this Policy and to our Terms of Service.
1. Who this covers
Our direct users are real-estate professionals and the clients they invite. In the course of providing the Service, we also process personal information about third parties — for example buyers, sellers, and other transaction participants — that our users submit. Our users are responsible for having a lawful basis and any required notices or consents for the information they submit about those third parties.
2. Information we collect
We collect the following categories of information:
- Account and profile information — your name, email address, and, when you provide it, your phone number and brokerage details. We support sign-in with Google, which shares your basic profile and email with us.
- Documents you upload or generate — real-estate contracts, disclosures, and related paperwork. These documents frequently contain sensitive information, including Social Security numbers or taxpayer IDs (for example on a W-9), bank-account and financial figures (for example proof of funds), property details, and signatures.
- Information extracted from your documents — the fields, values, dates, parties, and other structured data our pipeline reads from your documents, plus the document text and embeddings used for search.
- Transaction and party information — deal records and the names, email addresses, phone numbers, and roles of buyers, sellers, agents, and other participants.
- Communications and assistant conversations — your messages with the Pearson assistant across the web app, Telegram, and Google Chat; support requests; and feedback. Conversations are retained on a rolling basis (see Section 6).
- Email you connect — if you connect a Gmail mailbox, our inbox monitor reads your mail to identify messages related to your deals. We keep an index of matched messages (sender, subject, date, and which deal) and their attachment metadata; we do not store the body of your emails — message content is fetched live from Google when you act on it.
- Phone interactions — if you use voice/phone features, call details and transcripts.
- Information you ask us to remember — durable preferences and notes you direct the assistant to keep.
- Usage and device information — log data, device and browser information, and how you interact with the Service.
3. Sensitive information
Because the Service is built for real-estate transactions, the documents you submit may include Social Security or taxpayer identification numbers, financial-account information, and government-issued identifiers. We process this information to provide the Service. You should only submit such information where you are permitted to, and you are responsible for the lawfulness of doing so.
4. How we use information
We use information to the maximum extent permitted by applicable law, including to:
- provide, operate, secure, maintain, and support the Service;
- read, classify, extract, match, and check your documents and build your checklists and deadlines;
- power AI-assisted features (drafting, answers, monitoring), and to train, fine-tune, evaluate, and improve our and our service providers' models, features, and products;
- create and use aggregated, anonymized, and de-identified data and insights for any purpose, including analytics, benchmarking, research, product development, and marketing;
- communicate with you, including reminders, alerts, and notices across the channels you connect; and
- comply with law, enforce our Terms, and protect the rights, safety, and security of our users, the public, and Blue Pebble Homes.
5. How we share information
We share information with:
- Service providers and subprocessors who process information on our behalf to run the Service. These currently include: Anthropic and OpenAI (AI/ML processing), Google (authentication, and Drive/Calendar/Chat/Gmail where you connect them), Neon (database hosting), Documenso (electronic signature), SendGrid (email delivery), Stripe (payment processing), Telegram (chat messaging), Buildium (property management), Twilio (SMS), and Vapi (voice/phone). The specific providers may change as the Service evolves.
- Your collaborators — people you invite or who are authorized on a transaction (delegates, team members, brokers, clients) can see the information associated with that transaction, and delegates acting on your behalf share your assistant conversation thread.
- For legal and safety reasons — to comply with law or legal process, enforce our agreements, or protect rights, property, and safety.
- Business transfers — in connection with a merger, acquisition, financing, or sale of assets, information may be transferred as part of that transaction.
We do not sell your information for money. Some uses of aggregated, anonymized, or de-identified data or cross-context advertising signals may be considered a "sale" or "sharing" under certain state laws; where they are, you may exercise the choices in Section 8.
6. Data retention
We retain information for as long as needed to provide the Service and for legitimate business and legal purposes. Assistant conversation history is kept on a rolling window (recent turns over roughly the last day) and then trimmed, though information you ask us to remember persists until you remove it. Documents and transaction records are retained for the life of your account and as needed afterward. We keep backups, and aggregated or de-identified data and any data incorporated into trained models may be retained indefinitely.
7. Security
We use technical and organizational measures designed to protect information, including access controls, encryption in transit, and per-tenant scoping. No system is perfectly secure, and we cannot guarantee absolute security.
8. Your choices and rights
- Access and correction — you can view and edit much of your information in the app, including correcting data we extracted from your documents.
- Memory — you can review and delete what the assistant remembers in Settings, and reset a conversation at any time.
- Connected services — you can disconnect Google, Gmail, calendar, and chat integrations in Settings.
- Notifications — you can adjust notification preferences and quiet hours.
- State privacy rights — depending on where you live (for example, California or Colorado), you may have rights to access, delete, correct, or limit certain uses of your personal information, and to appeal a decision. To make a request, contact us at privacy@bluepebblehomes.com. We will not discriminate against you for exercising these rights.
Because much of the third-party information in the Service is submitted by our users, a buyer, seller, or other participant who wishes to exercise rights should generally contact the brokerage or agent managing their transaction; we will support our users in responding.
9. Children
The Service is not directed to children under 18, and we do not knowingly collect their personal information.
10. Data location
We and our service providers process information in the United States and may process it in other countries. Where we transfer information across borders, we take steps required by applicable law.
11. Changes to this Policy
We may update this Policy from time to time. We will update the "Last updated" date above and, for material changes, provide additional notice where appropriate.
